Energy Certification
The European directive 2002/91/CE regarding the energetic efficiency of buildings obliges to perform the energetic certification of buildings.
The energetic certificate is the only document that states the absolute value of the energy consumption of the real estate putting it in a specific classification. The lower the letter associated to the real estate lower its energetic consumption.
The certificate is an official document, released by an accredited subject as well as by various accredited Organisation legally recognized by local and regional authorities. Its utility at present Has two main purposes:
- for notarial documents: The statement of energetic certificate is mandatory for all the deeds of sale for any single building starting from July the 1st 2009.
- for achieving the right to get the deduction of the 55% of the IRPEF income: the energetic certificate is part of the documentation required to get the fiscal discount
